AI for estate agents: honest listings and photos without tricks

How to use AI at an estate agency to write listings, answer enquiries and prepare viewings, without inventing square metres or retouching photos misleadingly.

By Cognenza editorial team · Updated · 2 min read · Sources cited

Writing listings, answering ten enquiries with the same question or preparing a viewing script: that’s where AI saves you hours. The risk is that it embellishes.

Listings with real data

Give it the verified data sheet and ask it to add nothing. Chatbots tend to write “bright” or “renovated” because it sounds good. Spain’s Unfair Competition Law 3/1991 treats false or potentially misleading information as unfair.

Photos: improving isn’t inventing

Fixing light or straightening a photo (edit photos) is normal. Virtual furnishing or changing views is different: Regulation (EU) 2024/1689 (art. 50) requires disclosure when a generated or manipulated image appears authentic. Write “recreation” and show the real photo too.

More uses

  • Standard replies to repeated questions (community fees, viewing slots).
  • Viewing script with the real strengths.
  • Translating the listing for foreign buyers, checking the result.

Frequently asked questions

Can I virtually furnish a flat with AI?

It can inspire, but Spain’s Unfair Competition Law 3/1991 treats false or misleading information as unfair, and Regulation (EU) 2024/1689 requires disclosure when a generated or manipulated image appears real. Always label it as a recreation and show the real photo too.

Can AI calculate a property’s price?

Don’t trust a chatbot figure: it may invent it. Use your market sources and professional judgement.
